Staines upon Thames, shop lease renewal & curry club

STAINES UPON THAMES
At the Spelthorne Business Forum evening event last Tuesday at Soiree, Staines, I witnessed once again promotion of the Staines name change to ‘Staines upon Thames’ by both local councillors and local businesses alike. Why not back the campaign and which may improve Staines locational demand and accordingly enhance the local economy and perhaps your own business? There was an eclectic selection of local business men and women at the event and many were lateral thinking in that despite no obvious business synergies/connections were keen to explore referrals with one another. I too shall continue this theme at future coffee and lunch meetings in the locality.

SHOP LEASE RENEWAL
Undertaking this week a lease renewal for an undisclosed retailer (with 20 shops) it has become apparent that after two previous renewals the same restrictive lease terms excepting the amount of rents have been agreed perhaps they had not been using the services of chartered surveyors with Landlord & Tenant expertise. Therefore my professional advice now to this retailer, is to negotiate with their landlord sensible amendments to the restrictive clauses and also review/modernise the other lease terms.

FIRST CURRY CLUB LUNCH
We have to date 14 confirmed for our first curry club lunch at Roshni’s, Staines on the 23rd November 2011, however plenty more places available and what a pleasant way to conduct an informal network event and also get a free gift to celebrate the first club lunch. Weekly update

Another week fly’s by and the imminent arrival of half term means quieter roads but having to keep your kids busy/entertained!
We undertook masses of mail shots this week by both hard copy and emailer, to promote both our new company set up and the properties were are instructed to let.
Our new logos on our agency boards are now installed at Waterside Business Centre, Isleworth and due at Brooklyn House, West Drayton and Halifax Retail Park.
We are looking out clients who have warehousing requirement in Crawley, another client for A1 shops in Surrey and a client seeking freehold of open storage land in Staines.
Despite the persistent doom conveyed by the media and whilst not wearing rose tinted glasses, there are still both new and established companies and individuals who wish to take on new premises. After all there are still some great deals to be secured both on leasehold and or freehold basis!

Let’s face it like the majority we are getting on with our daily work and in fact there appears to be more positive response than the media.

Our first Business Curry Lunch is now arranged at 1pm on Wed 23rd November 2011 at Roshni’s, Thames Edge Court, Clarence Street, Staines. It will be an informal networking event and the cost is only £6.95 for the buffet lunch. Having sampled the food last week with my work colleagues we would confirm all the dishes were delicious.

Brooklyn House - Self contained offices

Junction 4 of the M4 is approximately 2 miles south and with Heathrow Airport a further mile south. This week

Having signed up again to the Surrey Chambers of Commerce, my colleagues and I enjoyed our first event, an interesting presentation by Google at Lakeside Country Club, Frimley Green. It has assisted us with more ideas on improving our new website facilities.

Earlier this week I attended John Butler’s memorial service at St Mary’s Church, London W1, a true property legend, listening to the many tributes and reminiscences by his close friends. His early demise is a lost to the property world and put’s in perspective of the need to enjoy life in the property world with good humour.

A fascinating meeting yesterday with London managing agents regarding mixed commercial properties in Newcastle town centre may lead to either a possible asset management or facilities management role. As we continue to also seek agency instructions throughout the country and particularly close to our regional offices where we have an understanding of the local market conditions. We are still of course focused on the local market and our flyers continue to be dropped into shops, offices and industrial premises.

Finally we along with our colleague from our Cardiff office, hope that Wales triumph over France, in this weekend’s rugby union world cup semi-final!

Waterside Business Centre - Small office units on flexible terms

A fantastic week with the procurement of three new agency instructions at West Drayton (office), Halifax (retail warehouse) and Isleworth (office) plus a lease renewal in Surrey. Furthermore following on site meetings there may be possible freehold sales instructions in Surbiton and Addlestone.

Many thanks to everyone who responded with their support & encouragement to our first emailer and which was launched earlier this week.

Our initial local marketing campaign has now also commenced and appears to be gaining momentum judging by the positive feedback. We will keep you posted regarding future instructions following these marketing exercises.
